Do Landlords Need an EICR?
Yes. Landlords in England are required to have the electrical installations in their rented properties inspected and tested by a qualified and competent person at least every five years.
The inspection will usually result in an Electrical Installation Condition Report (EICR).
What does an EICR check?
An EICR assesses the fixed electrical installation within the property, including areas such as:
- Wiring
- Sockets
- Switches
- Consumer units
- Earthing
- Electrical circuits
- Other fixed electrical components
The purpose is to identify whether the installation is safe for continued use and whether remedial work or further investigation is required.
What happens if problems are found?
The report will classify identified issues.
- C1 indicates danger is present.
- C2 indicates a potentially dangerous condition.
- C3 means improvement is recommended but isn't, by itself, a reason for the installation to be considered unsatisfactory.
Where C1, C2 or relevant further investigation is identified, landlords may need to arrange remedial or investigative work.
How often does a landlord need an EICR?
The legal requirement is generally at least every five years, although the report may recommend a shorter interval.
Landlords must also provide tenants with a copy of the report within the required timeframe.
